Residential Conveyancing

Moving home is often described as potentially one of the most stressful times of your life, and choosing an expert team you can rely on is essential from the start. Our specialist Residential Conveyancing Team of Suzanne Bastick, Stephanie Page and Diane Carlin has wide and proven experience in all areas of residential conveyancing including:

Our Team is highly regarded for its personal but pragmatic approach to finding solutions to even the most complex situations. We will personally guide you through every stage of the process, offering practical advice, and keeping you fully informed of progress along the way.

The Firm has an up to date case management system and full internet links with the Land Registry and search providers in order to facilitate a speedy conclusion to the transaction. We endeavour to complete all transactions as quickly as possible and in accordance with any timetable you may have subject to any mortgage lender requirements.

We have an excellent understanding of the local market, and have built strong relationships with estate agents and financial advisers over many years. Much of our business comes from client recommendations and repeat business; many of our existing clients have been with the firm over a period of many years.

Residential Sales and Purchases

We understand that this can be a very stressful time for clients and aim to provide a service to help matters progress as smoothly as possible.

The Team will deal with all aspects of the transaction from taking initial instructions to registering the property at the Land Registry. This work includes:-

Residential Sales:

• Preparation of “HIP Packages”
• Preparation of Draft contract.
• Dealing with any enquiries raised by the buyer’s solicitors
• Redemption of any charges registered against the property
• Distribution of sale proceeds.

Residential Purchases:

• Submitting searches to the appropriate bodies (where a HIP is not in place)
• Studying the draft Contract paper, raising any enquiries with the seller’s solicitors
• Preparing a detailed report on the property for the purchaser.
• Acting on behalf of a Lender where a mortgage is involved and ensuring the appropriate documentation is signed.
• Dealing with the Stamp Duty Land Tax requirements of the Inland Revenue
• Registering the property at the Land Registry.

Remortgages

If you are not moving house at this time but are changing mortgage providers, we are happy to act on your behalf. You will find us on the majority of mortgage lenders panels and can provide no search indemnity insurance or search validation insurance where necessary.

Transfers of Equity

If you are transferring ownership of your property, perhaps from joint names to sole, we are happy to help. This may be a voluntary arrangement or in compliance with a Court Order following matrimonial proceedings.

Lease Extensions and Variations

If you are a Lessee and would like to extend or vary your Lease please do not hesitate to contact us. If you are an individual or part of a group of Lessees we can help you to extend the term of your Lease whether following the statutory process or otherwise.
