Developer’s Question – The Extent of the Highway

At a glance

I have received a highway search result from the Council and having overlaid the plans, it looks like there is a gap between the Site and the Highway. The strip of land is not registered. What can I do as I need access and the right to lay services over this Strip?

In the first instance you will need to explore if indemnity insurance is available.  Your plot buyer’s will want to know that they can access the Site.

If indemnity insurance is not available, it is likely that you will not be able to develop the site as it is difficult with unregistered land to establish who owns it.
